Lighting Points + Cement Screeding Done

Monday I didnt have a good day as in the morning I had screwed up a delivery
The forwarder and I always try to plan properly but it just seems last min things goes wrong.
What a way to start a Monday, it was really a blue day.

Anyway, Soma was updating me that the HDB contractors didnt turn up to work and the HT office lady had called me to confirm on the schedule
While I had to call my PC (Daniel) to arrange with HT office lady on the schedule, I was thinking why I had become Soma cooridnator, anyway its a small matter so I just help to link them up. Soma told me why u need to be the coordnator? Its ur own aircon man mah. He cant stop laughing.. I wanted to box his ears already!! Nottie Soma :)

If I have a choice, I would ask him to use his aircon guy but since its my parents present to us, we have to listen to my parents on their choice on aircon. My dad did say its up to us, but mom insist this hongtar guy. So I dont want to say anything else.

The aircon that we got is Mitsubishi Inverter 3
MXY3A28/MSXYGA10X3 1/2 thick thermaflex insulation for indoor unit and Allfex black rubber insulation for outdoor unit.
Sorry i dont know much as this is stated in the invoice. Mostly my parents handle for my aircon.. so.. hope its ok..

I managed to get approval from my big boss to go on 1/2 day urgent leave to settle the lighting point area

This morning had to travel from clementi to SK from 8am to 9:50am then reach my place. Thank God for my mini mp3 player that roy got for me if not I will be so bored to death. I managed to reach before the boss electrican man came down. We managed to confirmed the points and work just continued on.

I stay around to take some pictures and one of the electrican boy thought why there was electrical sparks around. I just laugh. Quite a cutie guy (i think 20s) hahaha. Soma told me that boy is good in what he does. Lucky hubby not there to see me drool... hahahahahhaa roy going to spank me on that liao

Was watching the workers doing the cement screeding and they mixing the sand and cement and spraying the water around. They were quite good at what they do, so it was quite interesting to watch them for awhile.

Daniel had pop over to check up on the lighting points and we had some small chat.
I told him the door problem (picture provide later) and he says its common and might have some minor damage and the "SK" mask had fallen off. I just laugh and ask him whether can do anything, he says u are the boss, can he say no? :)

He also update me that tomorrow the aircon guys will come to do the trunking and the false ceilings can go up already. He also says despite the cement screeding didnt turn up yesterday, at least all the lighting points are done up all this morning. The toilet accessories and bowls can be delivered later as he is scared it might get lost. One thing good for owners, the workers dont get to used the toilets :P hee hee but bad for workers as they have to walk funny to the nearest toilet which is quite far from my block.. He even showed me how they walked.. I laugh my head off..
I guess sometimes things happen, there is always a blessing behind. :)

Soma had arranged for us to do the material selection on thurdays night. So I think I will update then. Will upload the photos tonight.

Flooring Done~ Homo Tiles Only

Finally, we had visited our place again~. I managed to reach SK at 11am~ Phew~ :P

Had BK breakfast and off we went to see our house. Soma (ID) had asked me so excited to see ur floor tiles? I told him Yes! I had waited since last week we saw anything. Roy told me need to let the tiles settled down if go on the weekdays. So waited until today finally can see progress.

Ok to cut story short Pictures says it all.

Its abit dirty so cant really see the effect at all. But hope after washing, it will be ok~ :P

Really love the effect.. i think i will be looking at the floor more often the the walls!! hahaha

The rest of the floor was covered due to the on going renovations works.

We didnt want to take out the corrugation board as we dont want to mess contractor hard work.

We will reveal in due time ;) Clue : Its Soma signature design and some things we are going to keep the best for last. I will write up specially on the final stages of the blog.. :P

Living Area + Skirtings


This is something i find it really cute..
HT boss had put up his company profile outside our house as i had mentioned before.
I dont know whether its HDB officer or my project cooridnator (but i know its not Amos) had pasted the reno permit over the HT company profile..

Today meeting up with HT George again to finalise the running of trunking and he is about to leave, he saw the picture and later came up to put another one. I was laughing at this picture for some time while talking to Soma over the phone on some updates on the house progress.



Sometimes i dont understand what they are trying to do..

The only curious thing that we were wondering is the black lines drawn across the house... hmm will try to ask Soma on it.. just find it weird... lol

Talked to Daniel on this black line, its their way to guage the level of the flooring.. so it looks flat or something cant recall what he says.. hee hee

Hacking Done~

It was a simple hacking of balcony and both toilets. I wish i can hack both toilet walls too. but cost is too much to bear for now. lol. Maybe next time.

Useless Fact Part 1 : Nothing of importance but its my curious mind had managed to bug Soma for a reply.

From first glance, i thought it was a defect. The one circled in red.



Sorry picture abit small, but anyway, i was wondering why they will "chip off" a part of the tile when the rest of the tiles around it was ok.
Thanks to Soma for being patient with me and answered my question.
Basically the Cabinet will sit on the extra tile part so that it will hide the cement areas from view.
Its a useless fact and my slow brain cant figure that out. lol. After seeing his sms, i went to check today, it made sense. Hee hee

They took out my sink~.. At least they left my tap behind. Do i need to change my tap or do i have to go back to Ricky to get rid of the new tap we got? lol. The tap (that we got from Ricky) fate is really questionable in our house. lol. :P



Another interesting thing i found on site. U must be thinking this Odie really bo liao.. haha Yeah I am quite a curious person in nature. Like to find things and see play with new stuff. lol.. :P But i didnt touch this as i dont know what was it for.. hmm maybe next time i will know.. haha the word is only maybe..



These are the wasted tiles that Soma told me before during the site meeting previously. Tiles that had been cut and will be wasted away as they cannot recycled.. It belongs to the owner.. lol..

Reno Updates ~ Shopping n Site Progress Report

Friday - It had been quite slow day in office. Not many pple in the office and boss dont seems to be in a good mood.Everyone just do their own stuff and try to hope for time to pass. Well i had been wishing the same also as i cant wait to get my new toilet bowls and sink! hee hee

Soma was in constant update with me on the renovation progress. Seriously I had forgotten half of it. Haha.
Lets see. What had i been talking to him the whole day? Haha. Its not in order of the day. I just blog what i can remember of the issue. lol Dont have that good memory of the days event.

Well, Amos advise us on what type of toilet bowls to get. Seriously i have no idea what was 6" type of toilet bowl. Haha Well i am not in this line so i dont know what it meant. Fortunately, He did have the patience to tell me (layman terms) its just the size of the toilet bowl fittings to the ground n wall. There is 4" to 12" type. Ricky had mention that 6" can fit 4" or 8" type also. Maybe next time i need to study on toilet bowls. We saw the 300 plus toilet bowls looks really good! hahaha. Very comfortable but we were thinking just a normal one will do. Roy wanted to choose other colours but I just like the white ones. Dont really like colour toilet bowls n sink.

haha If i have the money, I would like to change my vanity top but that is something that i cannot afford for now. I am quite contented for the new extra "want" stuff already. Soma called me and ask do you want me to hack away the two toilet doors too? I told him he better keep my doors in good condition. Haha. He says good lasting door is 300 plus! Normal n cheap hundred plus also can get. I tell him stop it! Dont anyhow tempt me.. He just give me very nottie laugh.. =.="

So we got the things for the toilet and i think my vanity top will look weird hope things just look ok. Haha Throw that Headache to Soma!!! But he just sms me saying "hahahaha UNLESS???? hahahhaha" I really wanted to throw a file over to his face already.. lol.. Well its that how crazy chat with him at times. Cant get angry with him.. hahaha end up he says it should be ok.. hopefully he is right on that..

Total Damage : 600 from Asia Excel Ricky all including the bottle tap chrome fitting type and new tap. Roy says we seems to be fated to buy that tap we got in the beginning. We wanted to change our masterbedroom tap as the plumber didnt fix the original one properly. End up HBD officer got them to change for us and now its working properly. We went back to Ricky to change and got some other stuff. Now we are back to get the tap again. Haha. Is that call fated to get it?

Soma updated us that our kitchen flooring is done up. Yippee. Cant wait to see them and will post the picture up tomorrow night. I am very grateful to have an ID to constantly update me on the process. It helps to ease my worries on the house. So far things can work out peacefully and no major headaches yet. I feel happy things are turning out fine as each day passes.

I can say i am very tired but very contented the process flow going quite smooth.

Thanks Soma for making things easy for us. Sometimes i can tell him alot of worries i have and he will just listen.. He taught me one thing, Even things seems to be terrible or scary, let actions speak louder then words. Day by day passes by for the reno, only the final product will ease my worries.

Anyway, We end the day with my favourite yam paste dessert! Yum yum

Forgot to add this, While going home, Roy and I was discussing about Soma ideas and things that he updated us. Suddenly someone shouted, "AMOS! walk faster!" We were both shocked and realised one lady calling his son who was walking very slowly behind. We cant stop laughing as we thought of Soma being so young. lol

Interesting equipment that contractor uses to see the level of the flooring. The bubbles in the centre will indicate that the floor tiles are with the same level. THanks to Roy for providing the information. I had some fun playing with it haha. :P

Is It a need or is it a want? Hmm

Today Had been a crazy day for me. Not too much pressure from work, maybe i am just numb towards it.

Soma had called me up to confirm on the colours of the toilet floor tiles and he suggested light grey and dark grey. I think I could trust his taste so i gave him the go ahead.

Well, he was asking whether i wanted to change the toilet bowls and sink. It might be affected by the hacking as he dont want to promise anything. (Everyone will just play safe on that) lol.. Deep inside, i wanted to change them (its a want not a need)

So i had been just chatting with him and started to joke around again. He was telling actually if they come and remove the toilet bowls and sinks properly, there is a need to pay the contractors. If just hack it away, they will do it for free. Haha I know his meaning already and went along with it to tell roy.

Roy just told me, you are not giving me an option here. Its like going for operation when the doctor says there is a chance of surviving is slim whether anot you go through the operation. If its sucessful, then its your blessing to be alive. If not, you can just kiss goodbye to your money and go to heaven.

I laugh until i cant even answer roy over the phone.

Layman terms, Just get rid of the old stuff and put up the new one..

anyway, roy end up agreeing to buy the new toilets bowls and sink. Roy knows me best.

Well, as the title mentioned, this is what i wanted to have. Its actually not necessary to change as things are still ok, but just a desire for a nicer items is really strong. Lol. I always remember GnM (Wee) blog on the wants and need. We had tried our best on working on the need areas with Soma in the beginning but end up the "wants" desire is quite strong at times. Just like what happened today.

If anyone is on the tight budget, try not to give in the desire of the wants in the renovations. Sometimes its a hard bullet to bite if its goes out of budget.

Lights Needed For House

Well, had been tired from work. Finally see a smaller pile of work. Dont feel so stress then ever but still having problems at work.. nothing comes easy..

We went to the shop he had propsed and met up with other home owners. He talked to me about them before and seeing them in person is really another matter. They were so sweet to wait for us to have dinner together. I felt very bad on it as they were doing nothing much for 1 hr plus.

I didnt really like most of the lightings there as i felt it was quite limited design. End up, being lazy to go down there again, so decided to choose what they have there. The only thing that i like about the place is the special fibre lighting which they showcase in the their office. It really have a beautiful effect. I cant describe how it looks like as seeing for yourself to know what i mean. They just look great. I wanted to ask Soma to do the same for me. Lol. Doubt i can ever afford such a beautiful piece.

We managed to find what we like and the total bill came up to $1800.00 lol We were quite surprise as we thought it might go over but happy there were vouchers to use so there were some discounts for us in way. At least it didnt go over budget. Phew. At least now the lights are settled.

It was our first dinner outing with our ID and his client. They were quite hungry and ordered alot of food. I cant eat as 9 plus was abit late for me and i was too hungry until i dont feel hungry anymore. Lol Was not feeling well also and didnt eat much. Soma keep asking me to eat and wanted to order more for us. It was a pleasant time just that i cant enjoy it much as i was super tired and wanted to sleep only.

Soma also helped us to select the toilet tiles and mom made noise when i choose white. She says its hard to maintain. Since she is sponsoring so I had to listen to her. Asked Soma to change for me to darker shades.

>> Need to add this : Roy mentioned those lights i choose sounds like second choice. Seriously, what i see in the shop, its nothing fanciful that i saw that die die i must get it. I had seen most of the lights in any shop they had been dont really interest me. I guess i dont know how to appreciate nice lighting.

I had not been having good days at work. The limit of my patience in office is really thin. The past week due to renovation decisions and talking things with roy, i had been home late. Roy was home even later then before. Both of us are really tired out from the renovations decision making. Its not an easy time for both of us as we are put to a test of each other preferences. I had been compromising on alot of things, and roy is trying to do the same also. I believe every couple who goes through all these will understand what i am trying to say.

Yet this picture made my day ~ Why?



i never expect my ID to send me the picture of this. To some maybe its not important to some others but to me it is, at least i know my ID is working on my house and overseeing everything!

Side note : We used to joke on carrying the cement up and down the lift as he was telling me stories on how the HDB use their men to bring up the cement/sands to the house. The challenge was for him to carry one cement bag up for 50 cents! haha Roy told me we just give him red bean to carry up to the house ba.. (too easy on soma!!)

He is too nice to reject me from calling him that. I still had not say the story behind it.

Lol just now had been looking through the lighting points and talking to roy on the amount of lights and stuff. Soma will meet us tomorrow to see the toilet tiles as we are going to hack the toilet tiles as mention before. He says to see the lights also. Another big hole in the pocket.

Well anyway not much of expensive lights to buy except alot of downlights lol. hope can find some nice lights for our house.

Site Meeting with ID & contractors

Monday was quite a long day for me.

I went down to SK early morning with traffic jam problem. Ah. Thank God for my ID there early. Thanks Amos!

The PUB man was there before me. I was so paiseh! Roy must be mad at me being late! Anyway the traveling time from clementi to SK takes more then 1.5 hrs! man.. super tiring before i reach there.

The funny thing was PUB man asked me to sign the paper and just had a chit chat with him. He asked me whether my ID was my husband? I nearly fainted! and say no no he is just my ID. Haha He look at me blur blur. Anyway, later i found out that my ID didnt say anything to him as he was trying to open the door and didnt hear PUB man question. When i told my hubby on this, he laugh like mad..

Anyway, it was quite an experience to talk to all the contractors in charge and the project cooridnator involved for my house. Most of them quite experience and very friendly.

We have to hack the balcony area due to the cement screeding had cracked and they say will have problem in the laying of tiles. Extra money coming out for that and also including water proofing again. My mom suggested to redo my both toliet floor tiles and re-do the floor again because of old water-proofing sitting there for 5 years.

I was like.. erh erh extra cost leh.. then she says sponsoring just for flooring!! she also wanted to sponsor the new toilet bowl and sink because mostly likely be affected by the hacking. But i told roy we just bear the cost for those toilet bowls and sink lor.

electrical man came and see the place and will quote us later.. dont know how much its going to cost us. :(

the Hong Tar guy came down to talk about the trunking problem and quote us accordingly. Will confirm with them one of these days. That Hong Tar guy went to put the company profile outside our house. I was like.. but anyway it dont matter if he wants to promote his company haha.

The HDB man had been so sweet to me that he gotten all the defects done up beside the water seepage problem. He did extra by asking the cement screeding for our house to go up yesterday. I told him i need it end of the month only but due to miscommunciations, things screw up abit. anyway thank god it was settled and hope my project cooridnator will do accordingly for that.

Will see how is the renovations as time goes on. At least i get to know who is the incharge of contractors and watching my ID cooridnate with the rest of the pple, make my mind ease. I know i am in good hands.

Shopping Time~ Yippee Settled on stuff

Finally decided on my bed/bedframe n toilet accessories and sofa..

Had been traveling around and super tired with all the shopping. Anyway we went to my mom's old friend shop at sungei kadut - super out of the way.. haha funny thing we took a bus to the place and we got abit lost. We had called him to come n fetch us.. One funny thing is.. he will just 3 doors away only. We cant stop laughing as we walked the wrong side of the road.

I was lazy to go and search for side table and the one beside the bed just look cute.. so i got it.. Roy didnt bother as long as there is something for him to put on. The actual one will not have glass because of safety kids reasons.






Sofa - Haha this look like cellini one that i like very much. I didnt ask roy and told the boss i want it. Due to our small living area, we went for 2 seater type. I dont know what my ID will say but i guess i cant help it! I love it so much... Haha Roy didnt reject it so we got it..






We went to Poh Joo after that we saw their stuff is really cheap. End up they keep serving others and both of us quite tired to wait and we decided to head to Asia excel to find Ricky to get all the stuff. He is really friendly and give good service.. Roy joking says Ricky cute right, so i want to go to him.. i was like.. no i prefer his service! and he look abit too young.. i like older man!! lol anyway, we spent quite some time there and he gave us not too bad discounts and his shop should be closed by 9pm but because of us he only close at 10pm haha

We went to check our house and all the defects are done up! Yippee just the water seepage cannot be confirmed as town council didnt feedback on that area. the rest is ok already! Just the stupid power supply cover have the same problem.. new one also so flumsy!! :(

We realised we got wrong parts for the toilet accessories and went back to ricky to change. He says no problem and we just got some other small stuff to top up the difference and we didnt want him to cancel it off. He still give us some small discount and we were happy.

Need to rest early tonight as tomorrow have a super long day.. zz

Overview

Certain types of renovation work require a permit from HDB. There are guidelines for building and sanitary work to find out which common renovation works require a permit. For such works, you can start your renovation work only after obtaining the permits.

For renovation item, which do not require a permit, you still have to comply with the guidelines/conditions governing the items as set out in the guidelines for building and sanitary works in HDB flats.

If the works do not comply with the guidelines/conditions stated, they are treated as unauthorised works. You will then have to remove the unauthorised works and reinstate your premises to its original condition or in accordance with the guidelines/conditions.

Q2: What kind of renovation work am I permitted to carry out?

A2: You can carry out renovation work, which does not affect the structural stability of your flat. Examples of permitted renovation work are:

* Laying of ceramic/terrazzo/marble/parquet or other tiles as floor finishes.
* Laying of additional wall tiles up to ceiling height.
* Construction of kitchen cabinet base with cement mortar.
* Installation of grilles in windows or at balcony openings.
* Installation of cornices.

Q8: How much do I need to pay for applying for a renovation permit?

A8: HDB does not charge any fee on the flat owners for the processing of the renovation permit. However, some town councils provide haulage and debris removal services for renovation works. You need to pay these services at the time of your application for a permit.

Take note : Dont believe those ID says u need to pay extra for reno permit but haulage n debris might be added into ID quotations.

Most of the information will be provided by HDB guidebook but i just threw the book one side... :P

usually the permit is required for hacking works, and will take about two weeks to get approved

meanwhile, works that are not structually damaging to your unit (ie hacking), your contractor can start work first... things like shifting of electrical points (only requires licensed electrican), removal or toilet bowls/basins, building of cement kitchen counters, hauling of sand and cement and tiles to your home, changing of doors, fixing of false ceiling.... etc the list goes on.

these works do not damage the integrity of your building where the unit above and below yours will be affected, your contractor can safely start the works first.

Things that require permit before works can start are hacking, changing of windows (not grilles), removal of existing floor tiles... cos the PE must approve that the works will not cause any structural damage before allowing the works to go on ;)

Mini Updates~ Sofa/Defects/ID/Paints/Laminate

Well, firstly after deciding to get a house. We would want to do renovations for our new house right? So how do we go about getting a good ID and knowing is a good ID?

Based on my mini research that i had done, it boils downs to the following

1) Reading up on the customer feedbacks on ID firms
2) Gathering Info and dont based on one customer bad feedback to "condemn" the ID firm.
3) Dont go for other couple quotes as each individual couples are different on layout n design.
4) Have a rough Idea on what type of design or what you want n needs (GnM Blog best info!)
5) Asking for quotations from different ID, would able to help you to gauge the prices of items listed and you have stronger baragaining power when comes to final price.
6) How comfortable you are with the ID. How you feel about the ID, whether the person is sincere to help you and give you their best services. Its not really about the freebies or the lowest price. Price is always one of the major factors but i think from what i read, every cent paid is every cent worth in chinese. (bad in chinese so.. haha english translations) Afterall, most humans would love a good service and value for money.

I had based on my ID search on what i had gone through up there. I have no regrets on decision as i am so happy doing my renovations and having fun. I always appreciated what Soma (ID nick) done for us. He will constantly keep in contact and try his best for us. He showed personalize service that i see lacking in most IDs. One thing is he is good at, dealing with my mom sharp tongue. Even my mom have praises for him recently even she wanted us to use back my ex-ID who done our current 4-room flat.

On Sunday, I went window shopping with roy to see on the hobs/hoods/etc and beddings n whatever else.

We had went into the beddings to check on the beds.. most of them quite nice to sleep on actually.. i dont like too hard or too soft. Went to check out Max Coil which is a local brand. Price range for firm mattress about $800.00. We quite like the boss as he shares alot of information and what to look for. Maybe he is friendly and nice. He did want us to commit to get his mattress but we were firm enough to say we go n check out other places first. Another one was lady americana or something. Mattress that we like is $1200 but very cheap bedframe @$299.00 only. Only problem is the mattress is 12 Inch thick.. haha we hold back as my parents got us those wedding traditional bedsheets already. My mom asked me to visit another uncle who sold us our current magic coil beds. He moved away from IMM as the rental is going up by another 50% which he find it. Will decide on the bed frames and mattress after going to his shop.

One thing i learn, going to different shops, u get different opinions on the type of bed frames , first side drawers are solid n good design says storage with hydraulic pumps are not so good. Those normal cheap bedframes says its always in the mattress not the bedframes. Its really up to individual on what they feel like. I am having a hard choice.

Sofa - Roy saw other type of sofa from furniture mall that he likes.

We had been given by Soma the latest 2007 laminated lamchun collection. We just love some of the new laminates inside~ We are redoing our selection again lol. It was fun sitting at the IMM BK and cutting all the colours we like and comparing with laminated book. I felt like a little kid cutting out and paste it all over the house layouts and laminated book. We wanted to take out the laminate book but it was too new so we didnt bear to destory it like our paint book. lol Thank God soma says dont need to return to him the book.. haha if not he just get alot of holes in the book :P

He will update us soon how is our selection and whether all are matching.

My hod/hood will change to rinnai as the turbo designer hood was too flumsy and asia excel guy recommended rinnai better also. lol so will look into the pricing for them and get it settled soon. lol

I had reported the defects and the officer had told me most of them can be done by Friday except the town council leakage problem as they need to do some paper work on them. Oh well as least happy thing is we can start work on 16th Oct 2006! YIPPPEEEEEEE!!! Cant wait to kick start our renovations!

Lazy to Edit the Html so just listing the defects that i saw in my house yesterday.

We spent our afternoon @ Soma(ID) office for 3hrs plus yesterday and managed to talk some things through. We are going to start our renovation on 16th Oct 2006. This week going to chase the HDB officer to do up the outstanding things for me. We also went to see some bedding and furnitures around his office and i took a liking on some of items we saw.

Took the liking on the black frame and drawers pull out. Damage - $1200
Beds - Simmons - $2000 plus , King Coil - $700, Setra - $1000 plus

He told us some stories which i dont know how true but magic coil is a local brand and the boss was from King Coil. Maybe will head to IMM to check it out on the bed frames and beds..

We went to Cellini Funitures also next to my ID office.
Due to Space constraint, we only can look in 2 seater type or L-shape sofa..

Not very soft or hard when sitting, but the 2 seater is within our range - $700

Oh yeah do remember to apply for the Power supply. We didnt get to used any water for yesterday. Lol. It was fun when it was "Free"

Thanks to Gendon advise on the water pressure also. Hope she dont mind me putting the information here.

To check the water pressure you can try this:
- Check all taps, pipes & piping joints for leaks & drips when u turn on the tap.
- For each tap, turn it on to the max. U should get full & hard gushing stream of water.
- If any of the taps is fitted with the mesh-type or tiny holes water saver filter, u can try to see if can pry it off temporarily. Then turn on the tap to the max to check if water pressure is strong.
- If u turn on the tap to max and u get the water flow/stream something like half-way u turn the tap, it's an indication that it may be low water pressure. And u need to make sure that the main water tap head at the riser just outside your unit, is turned on to the fullest.
- It's best to check before & after you change the pipings and tap fittings.

To make your shopping of water heaters much easier, u can check with the plumber first after he tested the water pressure. A good skilled plumber knows best

I was quite worried initially bcos I got a top-most floor unit. Heard so much of low water pressure for high or top-most floor units. The before & after changing of existing pipings to stainless steel type, the water pressure is still the same full & hard gushing stream of water. Only a slight decrease of water pressure when using the instant water heater so far.
